Plans submitted by Marshall Yards Development Company Ltd for a large-scale residential development of 93 homes, made up of a mix of two-, three-, and four-bed units, as well as a creche with capacity for 68 children, have been granted by Cork County Council.

The construction of the new estate in Gortnahomna More in Castlemartyr will also include footpaths, cycle paths, car and bicycle parking, landscaping, and amenity areas.

Access to the site will be via a new vehicle access point and pedestrian/cycle connection from the existing N25 Killeagh Rd.

A planning statement submitted with the application contended the proposed scheme would provide “a high-quality residential development which will positively contribute to Castlemartyr”.

The developer had originally proposed to build 150 units.

Under the County Development Plan (CDP) core strategy, the growth rate identified for the settlement is to accommodate 122 units over the life cycle of the plan. The original plan exceeded this by 28.

A submission from the Kiltha Park Resident’s Association said they believed the size of the 150-unit proposed development would be “incompatible” with the “existing, well established, small, private estate”.

Plans were granted for 93 units, subject to several conditions including that proposed dwelling numbers 42-71 and 73-110, a total of 57 dwellings, are omitted.
